I am a full-time Real Estate Agent, Mom, former Military Wife and have been an avid volunteer with Coldwell Banker Cares, Schools and Toys for Tots. I bring a wealth of knowledge and expertise about buying and selling real estate. You need an honest agent with integrity that you can trust when buying or selling a home. I am eager to serve you and do the absolute best that I can for you. I really believe in the personal touch and will work closely with you to buy or sell your home. Be Available: I believe communication is key. I am very hands-on during the transaction and you can be assured that I will keep in close contact throughout the process.
Handle All Scheduling: I will schedule showing appointments for any properties you express interest in or may like and provide all available info on the home so you can make an informed decision.
Help You Get Pre-Approved for a Financing: I can connect you with a lender. Before viewing properties and offering to purchase a home, you will need a mortgage Pre- Approval from your lender, when financing or a Proof of Funds from your bank, when paying cash. This will let you know exactly what price range to look in and allow you to quickly make an offer when you find your new home.
Educate You on the Market: I will educate you on the local market and share details on comparative homes (COMPS) to advise you on a reasonable price to offer on your new home or to price your home for sale.
Provide a Marketing Plan: I will advise you on how to present your property in its best light to appeal to Buyers.
I will run a full-scale marketing campaign for your home, which will be included on the MLS. It will have its own Single Property Website, Still Photography, Professional Property Brochures and Flyers, Video Tour, Video Digital Marketing (a 90 second video posted to CBV's YouTube Channel) and Electronic Marketing (E-Flyers, which will be sent to the top 1,000 agents in the market and to all CBV associates). Your home will be posted to CBV's Facebook page, CBVhomesearch.com, Real Estate sites, such as Zillow, Trulia and Realtor.com, as well as my website and social media accounts. Your home will also have a Virtual Open House tab on CBVhomesearch.com and I am happy to hold in-person Open Houses.
Close the Sale: You need someone resourceful and experienced enough to close a deal when things get difficult. I can be a tough negotiator, but what you really need is an agent who has been there, done that and can close deals with some creativity and quick thinking.
Manage the Inspection: You will need an inspector who is experienced. I can recommend an inspector, will attend the inspection, and fully explain the implications of the findings—including going to bat for you to work out a compromise from the Seller when warranted.
Streamline the Closing: I will oversee the transaction to make sure documents are signed, money is transferred, and keys and deeds are turned over.
Connect You to Vendors: I have a variety of local vendor recommendations to send your way, including plumbers, handymen, etc.
There are many other issues that come up behind the scenes daily, and I'll take care of those too. My goal is to make the transaction as smooth and stress- free as possible, as this can be a very overwhelming and emotional time for my clients. I look forward to working with you!
